Stains are the most visible stucco problem — and sometimes a clue to a hidden one. Here is how to read what your walls are telling you.
Reading Your Stains
Different stains tell different stories. White chalky streaks (efflorescence) mean water is moving through the wall. Rust streaks usually trace back to corroding flashing, fasteners, or lath. Green or black growth points to chronic dampness, often from sprinklers or shade. Dark vertical streaks below windows are a classic sign of failed sealant joints letting water in.
Cleaning Stucco the Right Way
Never pressure-wash stucco at high PSI — it erodes the finish and forces water into the wall. Light organic staining usually comes off with a garden hose, soft brush, and a mild cleaning solution. Efflorescence and rust need specialized treatment, and any stain that returns quickly means the underlying cause has not been fixed.
When Restoration Beats Cleaning
If staining is widespread, the color has faded unevenly from UV, or stains keep coming back, a fog coat or full color coat restores the entire wall to a uniform, like-new finish — typically at a fraction of re-stucco cost. We fix the moisture source first, then restore the finish.
