Stucco Maintenance Checklist for Colorado Homeowners: Season by Season

Thirty minutes of maintenance per season is the difference between stucco that lasts 20 years and stucco that lasts 50. Here is the exact checklist we give our customers.

Spring: Inspect After the Freeze

Once the last hard freezes pass, walk every elevation of your home in good light. Look for new cracks, staining, and efflorescence that winter left behind. Check sealant joints at windows, doors, and penetrations. Spring is the best time to schedule repairs — you want them cured and sealed before summer hail season.

Summer: Clean and Watch the Sprinklers

Rinse dust and cobwebs off with a garden hose — never a pressure washer, which can force water behind the stucco and erode the finish. Redirect any sprinkler heads that hit your walls; constant wetting is one of the top causes of premature stucco failure we see in Denver. After any major hailstorm, do a quick walk-around and photograph any new damage for insurance.

Fall: Seal Before the First Freeze

Fall is your deadline. Any crack or failed sealant joint left open going into winter will be wider by spring. Re-caulk failed joints with a high-quality polyurethane or silyl-modified sealant, patch small cracks, and clear gutters so meltwater drains away from walls instead of sheeting down them.

Winter: Manage Snow and Ice

Keep snow shoveled away from stucco at grade — stucco should never sit buried in a snowbank for weeks. Avoid piling ice-melt products against the wall base, as the salts wick into the stucco and cause spalling. If you see icicles forming behind gutters, that water may also be finding your walls.
